My Buyer Services are FREE OF CHARGE. Unlike other agents, I do not require my buyers to sign contracts. My compensation is paid by sellers.

United Realty Client Portal Services: We automatically send links to new listings based on parameters you set (price range, area, # bedrooms, # bath, etc.) directly to your email or snail mail box. Our clients find the system extremely useful. No more flipping through real estate magazines and newspaper classifieds.

You have direct access to ALL homes listed in the MLS, not just United Realty listings. You have access to virtual and video tours, mortgage calculators, buyer and seller advice, and current events.

Comparative Market Analysis (CMA): I will prepare a comparative market analysis for any home you wish to make an offer on to enhance your bargaining position and ensure the price offered is fair for you. We will maximize your financial position.

The Benefit of Experience: I work with buyers and sellers everyday. It is my job to understand contracts and the nuances of real estate transactions. I do the work for you to ensure that all the “I’s” are dotted and “T’s” crossed. Your job is to find the home that meets your family’s needs. Leave the details to me.

Buyers’ Frequently Asked Questions

Buying a house is serious business. For most people, it will be the single largest investment of their lives. Real Estate can be complex if you don’t have someone in your corner fighting for you and keeping it all straight. Here is a list of some of the most frequently asked questions I get about the buying process. It is not an exhaustive list, but it will help get you started.

Q. How much does it cost to work with you?
A. I work at no cost to you, pretty sweet eh?

Q. How do you get paid?
A. The homes listed for sale in the MLS offer a buyer’s agent commission that is paid by the seller, I will get that commission at closing.

Q. Is it ok to have several agents working for me at the same time?
A. No, finding one good agent and working exclusively with them is the most efficient way to find the right home.

Q. Can you show me homes that are not listed with United Realty?
A. Yes, it would be silly to limit you. I have access to every home listed for sale through a real estate company in Indiana.

Q. If I drive by a home and like it, should I call you or the agent listed on the sign?
A. Always call me. The listing agent represents the seller, calling them would weaken your negotiating position. There is an advantage in having your own buyer’s agent represent you. Ask me about “Limited Agency.”

Q. Is there a better way to search for homes than driving around looking for signs?
A. Yes. There are wonderful search tools online that provide you with the best way to find and organize homes that interest you. Then, we can tour the homes that stand out.

Q. Should I go through an Open House without you?
A. It is best to have me with you. If that is not possible, always tell the showing agent that you are represented by a Realtor. (Hand them my card or give them my name and give them your first names only).

Q. What should I do if I go through an Open House and the agent tells me they have an offer but I can write another one with them so I won’t miss out on the house?
A. Do not fall for that high pressure tactic. Call me and let me handle this matter. We can get an offer submitted and keep your negotiating power.

Q. What should I do if I see a “For Sale by Owner” home that I’m interested in?
A. Call me. I will call the home owner and let them know that I have an interested party. I will handle the paperwork making sure you are protected. We will research their asking price together and I will represent only you as a buyer’s agent.

Q. Do I need a buyer’s agent if I am going to build a home or buy a new home that’s already built?
A. Yes, the builder’s agent is working for the builder. You will pay the same price with or without a buyer’s agent. A buyer’s agent, knowing how vacant lots are taxed, can possibly save you thousands in property taxes. Builder’s contracts can be very one-sided.

Q. How else can you help make my home buying experience easier?
A. By recommending the right lender, home inspector and other service people. Paying too much for these services or getting the wrong people can tarnish the whole buying experience.
